Established in 1999 by principals William and Margaret Huettner, Prospect Management Company is one of the largest residential property management firms in Wisconsin and one of the only management firms in the state to specialize in condominium and homeowners association management. Managing condos and HOAs throughout the Milwaukee, Madison and Racine/Kenosha areas, we provide full management or financial management services for community associations of all types and sizes.

Experience & Certification

We believe that professional education, certification and experience are the most important ingredients in the make up of a good community association manager. To this end, we require all of our managers to earn the Certified Manager of Community Associations® (CMCA®) designation and we are proud to say that we are the only management company in the State of Wisconsin to require this. By requiring our managers to earn this designation, we ensure that our managers have the knowledge, experience and integrity to provide the best possible service to to the communities that we manage.

Additionally, one of our management staff members was the first Wisconsin resident to earn the Professional Community Association Manager® (PCAM®) designation. This is the highest professional recognition available nationwide to managers who specialize in community association management. We now have two PCAMs® on staff and encourage our managers to pursue this designation as well. Our company also holds the Accredited Association Management Company (AAMC©) certification and we are proud to say we were the first management company in the state of Wisconsin to earn this certification. We actively encourage both our staff and the board members of the communities we manage to attend continuing education courses and seminars.

Professional Affiliations

Prospect Management Company is an active member with the Community Association Institute (CAI), which is a national organization dedicated to professional growth in community management by providing training and resources to community association managers and board members.  Through our involvement with CAI we are able to stay well informed and accurately guide you in areas such as insurance, law, governance, maintenance and finance. William Huettner, one of the principals of Prospect Management Company, was instrumental in the formation of the CAI Wisconsin chapter and served as it's first President. This professional affiliation brings a great deal of added knowledge to our staff, which benefits every community we manage.

Personnel

When you hire Prospect Management Company you hire a team. Prospect Management Company has a staff of 25, which consists of 10 certified property managers; 3 full time accountants and other support staff. Each of our community managers are paired with a senior manager for mentorship, ensuring that your community's management needs are always met. We have also created a separate and unique department, Homeowner Services,  to specifically handle all homeowner requests and questions, freeing up our community managers to be onsite visiting the communities they manage on a regular basis. Our Homeowner Services department consists of 5 full time team members and and is staffed with extended hours so that homeowners can reach us when it is most convenient for them.  Exceptional customer service is our main goal and every team member at Prospect Management Company strives to provide the high level of service our clients expect.

 

Technology

Prospect Management Company feels that staying abreast of the latest technology is critical in providing the best service to our Board of Directors and homeowners.  Our software is specific to the industry and allows us to provide customizable reports that are easy to read. We also offer an online portal to all of our clients for homeowners to make payments, view their account balances, submit requests and view documents. Board members can view and approve invoices and payments, view financial information, homeowner information and documents through our portal as well.
